'Bobbara Station' is a property with scale capable of producing grain, beef and lamb. The property is ideally located close to Galong midway between Harden, Boorowa and Yass. The improvements are all well maintained and well presented. The station is well watered from several sources.The Grain complex is unique with rail access and 3,600 tonnes of storage.
Country: Open, cleared mixed farming country
Topography: Gently undulating to low rolling hills with three larger hills.
Soils: Principally sandy clay loams to clay loams with granite outcrops. A small area of alluvial creek flats on the northern end.
Timber: Selectively cleared with shade and shelter timber remaining. Native Yellow Box, Grey Box, Gum and some scattered kurrajong. 230 hectares in tree planting blocks.
Arable area: 3,034 hectares has been cropped.
Pasture dev: The arable country is farmed with a rolling 5 x 5 rotation and under sown with pasture of phalaris, cocksfoot, fescue, clover and Lucerne
Native grazing: 952 hectares is considered native grazing country.
Water: Water from town supply at Galong and from the mine is reticulated via concrete tanks to troughs in all main Bobbara paddocks which is supplemented by dams. Bores in Hilltop and Trealla supply paddocks in those areas.
Irrigation: A centre pivot covers 15 hectares growing perennials/clover for silage and subsequently grazing. The pivot is 220meters in length and can be moved to a second circle when infrastructure is completed. Irrigation is a significant insurance policy for a livestock business..
Mine: An area of 192 hectares [part of Lot 102 DP 1083781] [537.2 ha] is leased to Barnu Pty Ltd ( a subsidiary of Boral Ltd) on a 40 year term of which they have 32 years remaining. The mine occupies 76 hectares and the balance is used by Bobbara. An annual income stream from lease, compensation and royalties is received by the landowner. A proposal for a new road to Galong will cross Bobbara - the easement is being surveyed and will be included in the Contract for sale.
Paddocks: The property is subdivided into 76 main paddocks with a number of smaller holding paddocks around the buildings. A number of internal lane ways allow easy livestock movement for management purposes.
Fencing (Boundary): Mostly in very good condition and consists of ring lock, barb and plain wire on steel posts with an annual program for replacement particularly on the eastern boundary.
Fencing (Internal): Mostly in good condition [as above]. Some internal paddocks are subdivided by solar electric fencing.
Working Improvements:
Machinery shed: Steel machinery shed/workshop, fully enclosed with 2/3 cement floor. Power connected [24m x 10m].
Grain shed: Steel re enforced frame, concrete floor [2,000ton capacity]
Silos: 9 cone bottom [540 tonnes] and 5 flat bottom [500 tonnes]
Galong silo complex: 2 flat bottomed silos of 1,700 tonne each, garner bin, loading bin and elevator, 1200 t older shed - all on own siding at Galong - on main Sydney to Melbourne train line. Has additional area leased from ARTC for $3,300 a year.
Hay Shed: Steel frame fully enclosed hay shed [15m x 8m] & steel frame open sided hay shed on 'Trealla' [20m x 10m].
Chemical Shed: Steel framed, fully enclosed, bunded, drained and lockable [6m x 6m]
Woolshed: 8 stand timber framed GCI covered shearing shed. Experts room, catching pens etc. storage room for one days shearing. Shearers accommodation.
Sheep Yards: Attached to the shearing shed. Timber rails and steel posts, drenching and drafting race.
Cattle Yards: 'Pratley' steel cattle yards, curved race, concrete round yard and loading ramp, weigh box and crush. Steel cable and steel post holding and forcing yards with capacity to handle 400 steers.

Comment:
This is static load at 31 March 2011 - trading in addition depending on seasons and markets. Livestock business has established premium markets for XB sheep and cattle for live export to Japan and China.
